Old houses need a different manager
Central Phoenix has genuinely old housing stock — cast iron drains, original panels, evaporative coolers still doing real work, slab foundations that have moved. Deferred maintenance is not a line item here, it is the job. We would rather tell you about a failing sewer line in October than have you find out about it from a tenant in the middle of the night.
Short-term rental rules are a live issue
Phoenix, Scottsdale and Paradise Valley all have their own approach to short-term rentals, and the rules have moved more than once. Higher rents bring higher expectations — of the property, and of the response time when something goes wrong. A luxury tenant paying at the top of the market is not being unreasonable when they expect the pool serviced on schedule. Managing to that standard is a choice, and it is one we make.
Proximity is worth something
Central Phoenix has the shortest distance between a vacancy and a qualified applicant of anywhere in the Valley. That cuts both ways: a well-priced home leases quickly, and an overpriced one sits while three comparable listings down the street do not.
