About Me
We are large enough to be reliable, small enough to be responsive.
My journey as a real estate investor began in Southern California in 1995. In 2001, I moved to Las Vegas, NV when the market was just heating up. In May of 2003, I was among the first group of investors who came to Arizona in search of new opportunities. We bought and sold a few hundred properties in the Phoenix Metro Area between 2003 and 2007. We opened Arizona Property Managements & Investments in 2008 at the request of our investors and have managed over 2000 properties since.
Being a hands on Owner/Designated Broker, I have had the opportunity to follow the market closely on daily basis. I try to be at least 6 months to one year ahead of the market. I write a blog titled, “How is the rental market in Arizona” http://azezrentals.blogspot.com, which has been read by over 100,000 investors.
Managing real estate is a task that requires 100% attention to detail. We have created five departments: Marketing, Contracting, Accounting, Maintenance Coordination and Legal/Property Management. Each team member is well qualified and are cross trained to better serve our clients. On average, our team memebrs have been with us for about 10 years.
Having knowledge of the market alone is not enough. Other factors that go into the cost such as maintenance and remodeling are a big part of the real estate investing process. I used to be a licensed contractor and I know how to save our clients’ money when they need repairs and remodeling.
The majority of our tenants have been with us for five years or more. I believe choosing the right tenat is the first step towards having a successful rental investment. All of our tenant’s must come to our office to sign the lease, go over the orientation, and be introduced to the staff before they are handed over the keys.
Knowing what is going on in an area is helpful in determining if an area has potential for growth or not. I follow several cities in the west valley closely by attending city meetings or talking to individuals’ in the those cities.
Finally, I pride myself on being a honest and trustworthy man. I first listen, ask the questions to determine what my client’s wants and needs, are then try to give them the best answer to the best of my knowledge and let them make their own decisions. I am a workaholic but my hobies are following business realted issues, watching TV, camping, fishing, and sight seeing and when I have time I take Mr. Winston, my chocolate lab, on a ride or for a walk.
